Canning falls within the City of Canning, which requires a building permit for most patio, pergola, carport, shade sail, and shed projects before work can begin. As a general guide, a permit is generally needed if the structure is attached to the home, exceeds 10m² in area or 2.4m in height, or involves posts, roofing, or other load-bearing elements — check the City of Canning’s own guidance below to confirm your specific project.

Canning doesn’t have a heritage-precinct or bushfire-prone-area overlay affecting most patio builds — the standard state exemptions and R-Codes setbacks are what apply for most of the City. The one exception is land directly abutting the Swan River (parts of Riverton, Rossmoyne, Wilson, and the Cannington riverfront), which can fall within the state-administered Swan Canning Development Control Area — worth a quick check if your block backs directly onto the river reserve.
